Commercial space price index and rental index in Singapore have been picking up steadily since the 2nd quarter of 2017.

For office sales transactions, the most significant deals in the first quarter of 2018 were:
  • GB Building (Cecil Street) 5,425sqft 
    • $10,400,000 ($1,917psf) transacted in Jan 2018
  • Prudential Tower (Cecil Street) 5,102sqft 
    • $13,612,136 ($2,668psf) transacted in Feb 2018
  • Suntec City (Temasek Boulevard) 4,219sqft
    • $13,000,000 ($3,081psf) transacted in Mar 2018

For office leasing, landlords for newer prime Grade A offices in the CBD are asking for rates of $12 psf onwards. In Raffles area, the asking rate averages around $8.50 to $10.50 psf. In other parts of CBD (i.e. Tanjong Pagar, Robinson Road, Shenton Way), asking rates hovers around $7 to $9 psf. In Orchard, asking rates are $7 to $10.50psf.
